Hi everyone!

Well, it does feel nice to be bck on a forum site that actually makes
sense. :)

Anyway, I have a 3/2 1100 sq ft house for sale on the Westside. It
has been completely rehabbed with new laminate wood and ceramic tile
floors, new kitchen and bathroom cabinets, new appliances, fixtures,
light fixtures, central AC/H, restored tongue and groove ceilings,
crown molding, new well and pump, deck, privacy fence, etc... Way too
much to list. Must see to appreciate the time and workmanship put
into this house. It is ready to move in and shows like a model home.
It has been under contract for the last 60 days but does not seem to
be going to close, probably due to a combination of a buyer without
enough credit and a seemingly very unprofessional broker.
I have this house listed for $108,500 BUT it was just appraised at
$125K, which gives a potential buyer a great equity start. The
neighborhood is not the fanciest but the street is fairly quiet, the
neighbors are nice and it's convenient to everything. This house
would make a great starter home or a perfect rental for an investor.
I had a lot of inquiries for it as a rental just from people driving
by while the work was getting done. Feel free to call me at 881-9012

reasons I stayed a member of the club was for the message board and
now it just a pain

I have a property that can be taken over Subject To from another
investor.

The address is 3046 Post St. Block construction, shingle roof,2/1

New plumbing, elctric, kitchen, a/c. hardwood floors

It's a great property in a not so great location in Murray Hill

The loan was refied last year after a hard money purchase and
complete rehab

The appraisal at the refi was for $144K and the loan was through
Chris at Navigator Mortgage from the club

The loan balance is $108K and there is a $6K promossary note that
has to be paid.

Monthly payments are currently $923 per month but the minimum
monthly payment is $423. It's an ajustable ARM loan and if you make
just the minimum payment the balance ads to the principle.

Rents in the area are $750-$775 so not a great situation but it is
completely rehabbed and ready for some strategy

It was rented just 2 months by a lease to own tenant and it is
vacant now.

We maintain a wholesale list (although our list is slim at the
moment). Here is what we have:
4028 Shirley Av- 32210- 2/1 1388sf- zoned CRO, needs approx 15K in
rehab, value is at least 120K, NET 75K
9126 Jasper Av- 32211- 2/1 1177sf- needs approx 13K in rehab, value is
110-115K, NET 75K
We are always looking to buy as well...and we pay CASH!
