I am glad you like the new Yahoo group. We certainly hope it will
grow to be a very informative networking tool.

1. Give it some time for members to join, as it was only created
last night. We currently have 24 members which is not too bad in
about 12 hours of existence.

2. As a rule we do not buy, fix and re-sell homes, so I am not able
to comment on the length of time to sell.

Same thing here. I had a nice property in Orange Park in July 06 and when I put it on sale with realtors it took six moth to sell in January 07. I had done a top notch rehab and I was able to sell it above appraisal (buyer putting the difference on financing) despite at least 6 properties in the neighborhood (3 on the same street) being put on sale after mine and at 10-15% lower price. I lucked out simply because of the top notch job. Definitely though it is a buyer's market. Patience and staying power is the name of the game these days

I have two reasons for making this post:

1- To see what kind of response I will get on this email. I
personally really appreciate that fact that this has been set up. I
have been unable to find out from anyone at JAXREIA what happened with
the old JAXREIA Yahoo groups message board.

2- I am curious about how everyone is doing in this market. This is
the first time that I've ever had to hold properties for more than 60
days from the time I put them up for sale. The properties are getting
shown (I use Realtors for my sales) but no offers have come forth.
I'm not worried, I have nice properties in nice neighborhoods and they
will sell. I am just wondering about what others have seen.
